Furnace size is measured in BTUs (British Thermal Units) — the amount of heat the unit can produce per hour. Getting this wrong is expensive: an oversized furnace short-cycles (turns on and off too often), wastes fuel, and wears out faster. An undersized furnace runs constantly and still can't keep up on cold Minnesota nights.

Other Factors That Affect Sizing

The BTU formula is a starting point. A proper Manual J load calculation also considers ceiling height, insulation quality, window type, air infiltration, and duct efficiency. If your home was built before 1990, add 10–15% to your estimate.
